Meigs County currently leans toward sellers, with the market gauge at 40 but showing signs of better balance. Months of supply has climbed to 5.5, very close to the 5.2 months seen statewide in Tennessee. Homes are also taking a median of 47 days to sell, giving buyers more time than earlier in the year.
Prices have shifted noticeably in recent months. New listings are up more than 37 percent year over year and active listings have grown over 7 percent, while pending sales have surged nearly 50 percent and closed sales are up about 31 percent compared with last June. Only about 10 percent of homes are selling above list and the average sale-to-list ratio has eased to around 92 percent, so negotiation room has widened.
