North Nashville home values have dipped compared to last year even though the broader city has inched up. The typical home value in the neighborhood is about $522,500, down 3.24% year over year, while Nashville as a whole is closer to $469,945 and up 1.5%. At the same time, homes are taking much longer to sell, with median days on market jumping 46.91% from a year ago to 119 days.
Recent monthly trends show a mixed picture, with a modest rebound in prices but some softening in listing strategy. Typical home value in March 2026 rose 1.46% from the prior month, yet the median list price slipped 1.78% to around $550,000, suggesting sellers may be adjusting expectations to meet buyers.
Inventory conditions still lean toward sellers, but there is more to choose from than a month ago. North Nashville had 287 homes on the market in March, up 3.99% month over month, and projections point to about 292 listings and a typical value near $526,250 in April. Only about 4.44% of recent sales closed above list price, and the average sale-to-list ratio sits around 0.97, indicating buyers have some room to negotiate.
