January’s finalized data reported the typical value of a home in the neighborhood to be $1,225,000—down 1.5% over the previous 12 months. For comparison, city-level data pegged home values at $450,000 in Nashville for the most recent reporting period. That number is expected to float around $437,500 in February.

Richland had 6 new listings and 7 listings that went under contract in January, decreasing the area’s total available inventory to 10—down 28.57% from the previous month. Inventory is projected to have further decreased in February.

The median listing price for homes in Richland grew 64.43% from December to January, bringing the current median listing price to $2,547,000. Based on projected data for February, listing prices may continue to grow.
