Robertson County home values in April 2026 were nearly flat compared to a year earlier, while listing prices pushed higher. The median list price rose more than 6 percent year over year, signaling sellers are testing stronger pricing even as values stay steady. At the same time, the number of homes for sale climbed about 13 percent from last year, giving buyers more options than before.

Looking at the latest month, inventory and new listings both moved up, yet closed sales dropped sharply. Active listings increased almost 6 percent from March and new listings rose around 7 percent, but homes sold fell roughly 20 percent month over month, and are down more than 23 percent from a year ago. Pending sales, however, jumped more than 30 percent from March and more than 25 percent year over year, suggesting more deals are lining up even if they have not closed yet.

Conditions lean toward a neutral market, with months of supply at 5.9 in Robertson County compared with 5.3 statewide in Tennessee. Homes are taking longer to sell than last year, with a median of 78 days on market, yet about a quarter of listings still go off the market within two weeks and roughly 16 percent close above the list price.
