October’s finalized data reported the typical value of a home in the city to be $286,450—up 0.85% over the previous 12 months. For comparison, county-level data pegged home values at $335,990 in Montgomery County for the most recent reporting period. That number is expected to float around $346,490 in November.
Magnolia had 34 new listings and 30 listings that went under contract in October, increasing the area’s total available inventory to 82—up 2.5% from the previous month. Inventory is projected to have further increased in November.
Of those 82 active listings, 52.44% reduced their price in the month of October. The median listing price for homes in Magnolia fell 9.06% from September to October, bringing the current median listing price to $278,750. Based on projected data for November, listing prices may continue to fall.

In October 2025, the median time for a listed property to go pending was 135 days, compared to 216 days in October 2024.
