Magnolia’s rolling three-month numbers show cooling prices and shifting activity compared with a year ago. Typical home values are down about 9 percent year over year, while the share of homes selling above list has dropped sharply from over 14 percent in late 2023 to under 4 percent now. At the same time, homes are spending less time on the market than a year ago, with median days on market down about 9 percent.
Looking at the latest rolling period through August 2026, inventory and supply have increased noticeably. Active listings are only slightly lower than last year, but months of supply has surged to about 5.2 months, up more than 160 percent year over year and well above late 2023 levels. Even with more options, the average sale-to-list ratio has improved to just over 98 percent, showing that sellers are still achieving prices close to asking.
Buyer activity has softened in this rolling window, with homes sold down about 28 percent from a year earlier and pending sales also lower year over year. New listings, however, have climbed by nearly 50 percent, giving house hunters more choices even as overall demand moderates. A median of 52 days on market and roughly 30 percent of homes going under contract within two weeks point to a market that is active but not overheated.
