December’s finalized data reported the typical value of a home in the city to be $276,000—down 30.11% over the previous 12 months. For comparison, county-level data pegged home values at $319,990 in Harris County for the most recent reporting period. That number is expected to float around $324,990 in January.

Nassau Bay had 4 new listings and 4 listings that went under contract in December, decreasing the area’s total available inventory to 23—down 20.69% from the previous month. Inventory is projected to have further decreased in January.

Of those 23 active listings, 26.09% reduced their price in the month of December. The median listing price for homes in Nassau Bay grew 75.43% from November to December, bringing the current median listing price to $587,500. Based on projected data for January, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract rose year-over-year.
