Orange County currently leans toward sellers, with the market gauge at 42 out of 100. Months of supply sits at 4.3, below the Texas level of 5.3, which keeps conditions tilted toward sellers. At the same time, buyers still see options with 406 active listings available.

Prices have pushed higher in recent months, helping explain the seller-leaning conditions. The typical home value reached about $250,800 in May, jumping more than 9% from April and over 40% compared with a year earlier. Despite this, the median list price is slightly lower at roughly $241,300, suggesting some room for negotiation in asking prices. Homes are also moving faster, with the median days on market dropping from 99 in March to 42 in May.

Yet activity has cooled as sales and new listings both trend down. Homes sold fell nearly 14% from April and more than 26% year over year, while new listings declined about 11% month over month and 16% annually. Only about 3% of homes are selling above list price, and the average sale-to-list ratio hovers close to 100%, pointing to realistic pricing rather than bidding wars.
