Months of supply has risen to 4.4, yet still sits below the statewide level of 5.4 months in Texas. Typical home values are also lower than the state median, giving buyers relatively more affordability even in a seller-tilted market.

Prices show mixed but generally stable trends. The typical home value in April stood near $229,000 and is essentially flat compared with a year ago, while the median list price is up almost 10 percent year over year. Homes are moving faster than they were recently, with median days on market dropping sharply from 99 days in March to 48 days in April.

Homes sold are down more than 18 percent from a year ago and pending sales are lower by a similar margin, even as new listings have inched up year over year. Only about 1 percent of homes are selling above list price, and the average sale-to-list ratio sits just under 99 percent, pointing to limited bidding wars and some room for negotiation.
