Year over year, Ovilla’s rolling three-month data shows softening prices and slower activity. Typical home values are down about 4% from a year ago, and the share of homes selling above list has fallen to zero from double-digit levels seen in 2024. Homes are also taking much longer to sell, with median days on market now at 117 compared with under 60 days in several recent years.

This mix of softer prices, longer marketing times, and higher supply creates different strategies for both sides of the table.
