Inventory in Parker County held fairly steady in June, with about 1,765 active listings and a small month-over-month uptick. Homes going under contract also increased, as pending sales rose more than 5 percent from May and were up over 9 percent from last year. Closed sales climbed more than 22 percent year over year, underscoring stronger buyer activity than a year ago even with modest inventory adjustments.

Pricing has been easing slightly in response to this balance of supply and demand. The typical home value dipped a bit from May and was down just over 3 percent compared with last year, while the median list price was still almost 6 percent higher than a year ago. Sellers are achieving close to their asking prices, with the average sale-to-list ratio near 98 percent, and only about 10 percent of homes closing above list, down noticeably from the prior month.

Conditions lean toward a neutral market, with months of supply at 4.3, which is tighter than the statewide Texas figure of 5.4 months. Homes are spending a median of 62 days on the market, indicating buyers have some time to decide, but desirable properties can still move relatively quickly. With Parker County’s home values sitting well above the Texas median, both pricing strategy and offer terms matter.
