Year-over-year, Fort Sam Houston’s rolling three-month home values have fallen sharply, with the typical sale price down about half compared with last June. Listing prices, however, are moving the other way, with the median list price more than doubling over the same period. Compared with the broader San Antonio market, where prices have slipped only slightly, this neighborhood shows much more dramatic price swings.
In the latest rolling three-month view through June 2026, inventory is relatively high, with 24 active listings and about 19 months of supply, far above San Antonio’s 5.2 months. Homes are also taking much longer to sell, with the median days on market jumping to 379 days, a steep increase from a year ago. Buyer activity has cooled in terms of closed sales, with just three homes sold in the period, though pending sales are up more than 50 percent year over year, suggesting some renewed interest.
New listings have dropped more than 60 percent from last year, so sellers who do enter the market face less competition but also more patient buyers and deeper discounts, reflected in an average sale-to-list ratio just above 83 percent and no homes closing above asking. At the same time, buyers have ample negotiating power and a wide selection, supported by the elevated months of supply and long marketing times.
