Both had provided me with their expert advice, they would take extra steps to educate you and walk you thru the home shopping process. They would work on my schedule, try their best to answer all my questions and would point me to the right direction when I was looking for the lender, inspector, lawyer, etc. As a home buyer in this "Bidding War" market, most of my offers were turned down; however, both Lucy and Rich have continuously provided me encouragement to keep trying and looking. I cannot remember how many houses we have looked together...and when I was not able to look at the houses in person, they would video call me to conduct a virtual home showing. The typical home value in Layton is projected to be $437,500 for the month of June. May’s finalized data reported the typical value of a home in the city to be $480,000—down 3.13% over the previous 12 months. For comparison, county-level data pegged home values at $526,250 in Davis County for the most recent reporting period. That number is expected to float around $524,380 in June.

Layton had 96 new listings and 101 listings that went under contract in May, increasing the area’s total available inventory to 176—up 3.53% from the previous month. Inventory is projected to have further increased in June.

Of those 176 active listings, 49.43% reduced their price in the month of May. The median listing price for homes in Layton grew 8.89% from April to May, bringing the current median listing price to $582,450. Based on projected data for June, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract fell year-over-year. In May 2025, the median time for a listed property to go pending was 38 days, compared to 56 days in May 2024. In recent months the median number of days from listed to pending appears to be steady. That trend is predicted to have carried through to this June.
