Inventory in Downtown Burlington has expanded sharply in the latest rolling three-month view, with active listings up year over year and months of supply rising to 14.4, far above the wider Burlington city level of 3.7 months. At the same time, contract activity is muted, as homes sold are down more than 60 percent from a year ago and new listings and pending sales have both slipped.
Prices are easing in response to this slower flow of sales, with the typical home value down nearly 5 percent year over year and the median list price also lower than a year ago. Homes are taking much longer to go under contract, as median days on market have more than doubled compared with last year, signaling that buyers have more time and leverage than they did in recent periods.
