January’s finalized data reported the typical value of a home in the county to be $132,500—down 51.73% over the previous 12 months. For comparison, state-level data pegged home values at $395,900 in Vermont for the most recent reporting period. That number is expected to float around $380,800 in February.
Essex County had 5 new listings and 10 listings that went under contract in January, decreasing the area’s total available inventory to 36—down 10.0% from the previous month. Inventory is projected to have further decreased in February.
Of those 36 active listings, 11.11% reduced their price in the month of January. The median listing price for homes in Essex County grew 233.41% from December to January, bringing the current median listing price to $299,900. Based on projected data for February, listing prices may continue to grow.
