Inventory in Essex County has been building, with active listings up about 9 percent over last year and now at 72 homes. At the same time, contract activity is mixed, as homes sold more than doubled year over year while pending sales dropped by nearly half. New listings have eased slightly compared with last year, which means buyers have more choices than a year ago, but fresh options are arriving a bit more slowly.
Pricing is adjusting to this changing flow. The typical home value is down sharply from a year ago, falling almost 29 percent, and the median list price is also lower by about 13 percent over that period. Even with these declines, sellers are still achieving prices very close to asking, with an average sale-to-list ratio just under 100 percent and a growing share of homes selling above list.
Timing has shifted noticeably, as the median days on market has climbed to 72 days, much slower than a year ago, yet months of supply has moved closer to balance at about five and a half months, similar to Vermont overall. Essex County is currently classified as a buyer’s market, giving purchasers more leverage than in many nearby areas.
