Inventory is building in Lamoille County, with active listings up nearly 38% from last year to 215. New listings more than doubled from April and are slightly higher than a year ago, while pending sales jumped about 108% month over month and nearly 78% year over year. Homes sold, however, are down more than 22% compared with last May, showing that closings are not keeping pace with new contract activity.

Pricing is adjusting as this shift plays out. The typical home value is down roughly 10% from April and about 3% from a year earlier, and the median list price has fallen nearly 18% year over year even after a strong month-over-month bump. Sellers are also contending with a substantial rise in supply, now at 8.9 months compared with about 4.8 months statewide in Vermont, which gives buyers more choices and negotiating room.

Market balance is evolving despite Lamoille County still being categorized as a seller’s market on the local gauge. Homes are taking longer to move, with median days on market soaring compared with last year, yet more than a quarter of recent sales still closed above the asking price and the average sale-to-list ratio is near 95%.
