The typical home value in Windham County is projected to be $441,750 for the month of January. December’s finalized data reported the typical value of a home in the county to be $427,500—up 9.76% over the previous 12 months. For comparison, state-level data pegged home values at $428,300 in Vermont for the most recent reporting period. That number is expected to float around $425,400 in January.
Windham County had 30 new listings and 37 listings that went under contract in December, decreasing the area’s total available inventory to 276—down 14.81% from the previous month. Inventory is projected to have further decreased in January.
Of those 276 active listings, 10.51% reduced their price in the month of December. The median listing price for homes in Windham County grew 21.55% from November to December, bringing the current median listing price to $474,000. Based on projected data for January, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In December 2025, the median time for a listed property to go pending was 106 days, compared to 121 days in December 2024. In recent months the median number of days from listed to pending appears to be decreasing. That trend is predicted to have carried through to this January.
