Fairfax currently leans toward sellers, but conditions are less intense than in recent years. Months of supply has climbed to 3.5 in this rolling three-month view, up sharply from about 1.6 a year ago. A market gauge of 24 still points to a seller’s market, just with more breathing room for buyers.
Prices have eased compared with last year, with the typical home value down nearly 8 percent year over year to about $725,000, while the median list price is down slightly. Activity has slowed more noticeably, as homes sold are down about one-third and pending sales are off roughly 19 percent from a year ago, even though new listings have inched up. Homes are taking longer to sell than last fall, with median days on market rising from 17 to 36, and the share selling above list has dropped from about 52 percent to 25 percent.
Even with these shifts, Fairfax still shows signs of solid demand, including nearly half of listings going off the market within two weeks and an average sale-to-list ratio just under 100 percent. Buyers may find more options and a bit more negotiating power, while sellers must price carefully in a softer, though still seller-leaning, environment.
