Nelson County is seeing mixed year-over-year trends, with typical home values down about 9 percent while the state as a whole is up slightly. At the same time, the number of homes for sale has climbed more than 25 percent from a year ago. New listings have surged by more than 65 percent, giving buyers more options than they had last year.

Looking at June 2026 specifically, the typical home value was about $443,000, a touch higher than in May. The median list price jumped sharply month over month to roughly $479,000, while 29 homes sold and 41 went under contract, indicating that demand is still active.

Conditions show a nuanced market for both sides. Median days on market stretched to 45 days in June, rising steeply from a year ago, yet nearly 44 percent of homes still went off market within two weeks, and about a quarter sold above list price. Months of supply is at 3.9, higher than Virginia overall but still consistent with Nelson County’s seller’s market label. With an average sale-to-list ratio just under 98 percent, pricing and negotiation strategy matter.
