Year-over-year, Page County’s home values have edged down slightly, while activity has picked up. Homes sold are up more than 30% compared with last May, and pending sales have climbed over 20%. At the same time, new listings are down sharply from a year ago, tightening options for shoppers.

Inventory sat at 147 active listings, close to last year’s level, and about 30% of recent sales closed above the asking price as the average sale-to-list ratio hovered just under 100%.

Conditions point to a moderate seller’s edge, with 3.3 months of supply compared with 2.6 months statewide in Virginia. Homes are moving faster than earlier in the year, with the median days on market dropping from 104 days in March to 33 days in May, and roughly a third of listings going off the market within two weeks. With Page County’s prices below the statewide median of about $453,000 yet activity on the rise, local dynamics can feel different from the broader Virginia market.
