Year over year, Ocean Lakes home values have climbed faster than the broader Virginia Beach area, with the typical home value up about 10 percent compared with roughly 4 percent citywide. At the same time, the share of homes selling above list price has fallen notably from a year ago, signaling buyers may have a bit more leverage than in prior seasons.

In the latest rolling three-month period ending in April 2026, the typical home value is just under $420,000 while the median list price sits slightly higher. Inventory has expanded, with active listings up more than 30 percent from last year and months of supply doubling to about two months, yet the market gauge still categorizes conditions as a seller’s market.

Buyer activity remains solid, as pending sales have jumped more than 35 percent year over year even though the number of homes sold is roughly flat. Homes now take around 36 days to go under contract on a typical basis, much longer than a year ago, but nearly 70 percent still go off the market within two weeks and sale-to-list ratios hover right at 100 percent.
