Westmoreland County is showing steady inventory with 275 active listings in July, up more than 10 percent from a year ago. New listings, however, have fallen sharply year over year, dropping more than 30 percent, which limits fresh options for buyers. Even with fewer new homes hitting the market, buyers are still active, as pending sales are up nearly 23 percent from last year.

Prices are reacting to this mixed supply picture. The typical home value is about $336,000, roughly 7 percent higher than a year ago, even as the median list price is slightly lower than last year. Compared with the broader Virginia market, Westmoreland County remains more affordable, with typical values well below the state’s roughly $448,000 median sale price.

Conditions point to a neutral environment, with about 5.4 months of supply, which is higher than the state’s three months and gives both sides some negotiating room. Homes are taking longer to sell this month at a median of 66 days on market, but the average sale-to-list ratio has edged above 99 percent, and about one in five properties still sells above asking.
