Inventory in Lancaster County has been building, with active listings up about 12% year over year to 142 homes. Months of supply has surged to 11.3, far above Virginia’s 3 months, signaling ample choices for buyers. At the same time, new listings are down more than 20% from last year, so the extra supply is coming from homes staying on the market longer rather than a wave of new sellers.

Contract activity shows a mixed picture. Homes sold in July dropped by more than half compared to both last month and last year, yet pending sales jumped sharply, rising more than 70% month over month and nearly 56% year over year. This contrast suggests more buyers are writing contracts now, but many of those deals have not yet closed, which can temporarily exaggerate weakness in closed sales statistics.

Prices are adjusting to these conditions. The typical home value, reflected in the median sale price, is down nearly 47% from a year ago, while the median list price is up more than 40%, highlighting a gap between seller expectations and what buyers are actually paying. Homes are also taking much longer to sell, with median days on market soaring to 81 days, far above last year’s pace, even as the average sale-to-list ratio holds near 97%.
