Inventory in Lancaster County is elevated, with about 7.8 months of supply in September, far above the 3.2 months seen across Virginia. Active listings are up nearly one-fifth year over year even as they slipped slightly from August. At the same time, sales activity has cooled, with homes sold down almost half from a year ago and pending sales falling sharply both month over month and year over year.
Pricing is responding to this slower contract flow. Typical home values are still about 17 percent higher than a year ago, but the median list price has dropped more than 15 percent since August and is down notably from last year, suggesting sellers are adjusting expectations. Homes are moving a bit faster than they did a year ago, with median days on market down about 20 percent annually, yet properties are generally commanding about 96 percent of list price and only a small share are selling above asking.
