Ryderwood’s rolling three-month snapshot shows a smaller pool of listings and steady contract activity. Active listings are down sharply from a year ago, dropping by nearly half to just 6 homes. Even with leaner inventory, homes sold over the period increased more than 50 percent year over year, and new listings, while lower than last year, still outpaced sales.

The typical home value in the latest three-month period is down from a year ago, even as it has edged up compared with early 2026, and the average sale-to-list ratio near 97 percent shows that final prices still land close to asking. A sharp drop in median days on market from earlier in the year, now around two months, indicates that well-positioned homes can still move.
