Westlake’s rolling three-month data shows a pickup in both inventory and sales activity. Active listings are up modestly year over year, while homes sold have surged more than 130 percent, signaling far more transactions than a year ago. Pending sales have also more than doubled over the same period, indicating stronger contract flow heading into summer.

Prices are adjusting in response to this shift. The typical home value over the latest three-month window is down nearly 30 percent from a year earlier, and the median list price has fallen by almost a quarter year over year even as it has nudged higher compared with the prior three months. With months of supply dropping sharply from about nine months late last year to 3.5 months now, the balance between buyers and sellers has tightened.

Homes are moving at a moderate pace, with a median of 25 days on market in the latest rolling period, compared with much longer marketing times for much of the past year. Almost no homes are currently closing above list price, and the average sale-to-list ratio sits just over 96 percent, suggesting buyers have some room to negotiate even in a nominal seller’s market.
