Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Apr 2026 - Jun 2026).

Year over year, Queen Anne’s rolling three-month data shows softer pricing and more breathing room. The typical home value is down around 9 percent from last June, while the median list price has edged slightly lower as well. Inventory has grown, with months of supply up sharply from a year ago and active listings just above last year’s level.

Looking at the latest rolling three-month period ending in June 2026, buyers see more options and a slower pace than in 2025. Median days on market have stretched from about a week last June to three weeks now, and the share of homes selling above list price has dropped from roughly one in four to about one in six. Compared with the broader Seattle market, Queen Anne’s typical sale price still sits noticeably higher, but the area’s supply is also deeper than the citywide average.

Recent activity levels have held fairly steady, with homes sold roughly flat year over year and pending sales down modestly. New listings are slightly below last year’s level, yet active listings and months of supply have climbed, giving buyers more leverage even as the market gauge still labels the area a seller’s market. With sale-to-list ratios now just under 100 percent, pricing has become more negotiable than in past summers. Whether you are a buyer looking to navigate these shifting dynamics or a seller aiming to stand out in a softer landscape, Agent Pronto can connect you with a Queen Anne agent who understands this market in detail.

Queen Anne offers residents a charming mix of historic architecture, scenic views, green spaces, and a walkable, vibrant streetscape with easy access to shops, cafes, and culture.

Queen Anne stands apart from nearby Belltown and South Lake Union with its hilltop streets, classic architecture, and sweeping skyline and water views that feel both urban and neighborhood‑focused. Grand old homes share the slopes with condos and apartments, while the top of the hill offers a quieter residential pocket close to everything downtown.

At the heart of daily life is Queen Anne Avenue, lined with local cafés, boutiques, and restaurants that give the area a strong sense of identity. Kerry Park, managed by Seattle Parks and Recreation, draws photographers and residents for its famous postcard view, while nearby Seattle Center and the Museum of Pop Culture keep arts, music, and festivals close to home.

Families value walkable access to schools like Queen Anne Elementary, pocket parks, and the Queen Anne branch of the Seattle Public Library. Commuters appreciate quick connections to Downtown, Capitol Hill, and Fremont along with frequent transit options.

In a neighborhood where inventory can be tight and competition varies block by block, timing and preparation are critical. “Selling this home was one of the biggest and most emotional transitions of our lives. It wasn’t just a house, it was my childhood home, filled with decades of family memories, and Marv understood that from day one. This sale involved far more than simply listing a property. There were improvements, contractors, inspections, negotiations, title questions, and countless moving pieces leading up to closing. Throughout it all, Marv remained steady, responsive, and focused on solutions whenever challenges arose. What we appreciated most was his ability to balance professionalism with genuine care. During moments when the process felt overwhelming or emotional, he helped us stay focused on the bigger picture and guided us with patience and experience. By the end, we didn’t just feel like we had successfully sold our home, we felt supported through an important life transition. We are deeply grateful for everything Marv did and would recommend him without hesitation.”

“Lian was an amazing realtor! What a great find! We are moving to Seattle from Baltimore, and we were able to easily connect with Lian and trusted him from the start. All of our showings had to be on FaceTime, and Lian did a wonderful job showing us everything he could from 3,000 miles away! We fell in love with a house, he helped us through the closing process, and we had confidence in him every step of the way. We will absolutely use Lian again if we move, but since he helped us find such a perfect house, we hopefully won't need to! I would absolutely recommend Lian to anyone!”

“We just celebrated our first month since closing on our condo in Point Ruston, WA. Nikki was instrumental and amazing to work with throughout the entire purchase process - and somehow made the whole experience smooth and seamless. She was quick to respond to our many emails/texts and always answered our calls. Additionally, she made it a priority to give us frequent updates while working through the underwriting process and really worked hard to get us answers quickly to the many questions we had as they came up. I highly recommend Nikki for anyone wanting to work with a realtor who is professional, clearly cares about representing her clients, and will go above and beyond to help them through the entire home buying process.”
