We had a second house in Amherst NY that we sold. We used Jerrold Thompson a few months prior to purchase a lot of land in Orchard Park NY. After checking other realtors, We decided to use him to sell our house.

Jerry went way above what other realtors were going to offer, he had a professional photographer do photos, along with a drone shot and also a 360 degree shot. He also offered us a App that showed when the showings were taking place, tracked how many showings, what realtors etc. We always knew when the showings were happening. Other realtors were only going to do photos. He hit the price point right on to enable a ton of interest that drew in over 25 offers that went way over the asking price. We discussed the offers, he suggested we take the best 7 offers that were in the same ballpark with different requests to see how much better they could do. Then we took the 3 cash offers that were at of near the same and had them bid up again. This worked great, we were able to sell the house 28 percent above the ask price. The listing went live on a Wednesday, the open house by appointment started on Thursday and ended Sunday. Offers by Tuesday morning. All this in just 5 days.

Jerry was always available by phone, text etc. If I left a voice message he always called back within minutes. He is very knowledgeable and knows what he is doing. He spared no expense on his part to market our house, with social media, photos, drove pics and 360 degree shows. The App he provided us was great, we always know when the house was being showed.

Then his sales tactics in the end were great, and enabled us to sell 28 percent of the ask. The buyer asked to purchase some of our furniture, We provided Jerry with a list and price of what we would sell and Jerry ran the communication and ensured he had our payment in hand before our closing date, which he sent to us after closing. He did this for us just because he cares about his clients.

We will always call Jerry for any real estate need we have in this area in the future.

I was looking for a house for over a year and happened to meet Jerry randomly when I went to see one of the houses. I had worked with previous agents before and had no luck landing a house with them. When I met Jerry, I was intrigued by his knowledge on locations and houses in general. He knew what he was talking about and was quick to get back to me if I had any questions. It was important to me to work with someone who was reliable. I feel like Jerry went out of his way to help, from explaining the contracts to helping create a contract I was happy with. He also created a cover letter which I have not seen any other agents due to this point. To my surprise, he was able to land me the second house we saw together. That was amazing to me after trying to land a house for a year.

Jerry is incredibly knowledgeable in what he does. He helped me throughout the entire home buying process from start to finish. Always quick to answer any questions I had and very quick to reply to messages. He had knowledge of the local area where I wanted to buy my house. We were out of town during the showings, and he checked the property every morning to turn on lights and went up every evening to turn lights off and make sure the house was locked and security system set. Jerry is like a human algorithm... the more properties we walked together the more he clearly understood what I was looking for, When this house came on the market I was 3,000 miles away in California and he called me and said "This is it! We finally have the exact house you're going to Love!" He was right.

Jerry's guidance in negotiating the price and terms of the purchase were outstanding. This house was bid up 17% over asking price. When the sellers gave the three finalists one last chance for a best and final offer Jerry and I discussed what to offer and how to structure the offer to give me the best opportunity to win the bid, while not flat out overpaying for the house. My offer was accepted thanks to Jerry's professional and skillful guidance. Jerry's attention to detail is like no other broker I have ever worked with. For what it is worth, this is the 8th house that I have purchased... I have bought my houses in New York, Connecticut, Kansas and California. Mostly New York and California.
