Homes in Anchorage Borough continued to move quickly in August 2026, with a median of just 9 days on market, down slightly from both last month and a year ago. More than half of listings went off the market within two weeks, underscoring brisk buyer activity even as summer winds down.
Prices showed modest softening month over month while still running ahead of last year. The typical home value rose about 5 percent year over year, while the median list price increased a little over 2 percent. At the same time, roughly 42 percent of homes sold above list price, up notably from last year and supported by an average sale-to-list ratio just over 100 percent.
Inventory and supply conditions help explain this mix of strong demand and measured price growth. Active listings climbed more than 8 percent from July and over 6 percent year over year, and months of supply increased to 1.8, yet Anchorage Borough still sits in a seller’s market and remains tighter than Alaska overall, which has 2.8 months of supply. New listings are up more than 14 percent from a year ago, giving buyers more options even as homes sell quickly.
