July’s finalized data reported the typical value of a home in the city to be $380,000—down 1.81% over the previous 12 months. For comparison, county-level data pegged home values at $510,000 in Yavapai County for the most recent reporting period. That number is expected to float around $515,000 in August.
Lake Montezuma had 2 new listings and 6 listings that went under contract in July, decreasing the area’s total available inventory to 26—down 13.33% from the previous month. Inventory is projected to have further decreased in August.
Of those 26 active listings, 42.31% reduced their price in the month of July. The median listing price for homes in Lake Montezuma grew 28.23% from June to July, bringing the current median listing price to $406,500. Based on projected data for August, listing prices may continue to grow.
