Inventory in Mohave Valley has expanded in this rolling three-month view, with active listings up more than 40 percent from a year ago. New listings are roughly flat year over year, which means the extra inventory is largely staying on the market longer. Pending sales, however, are down about 19 percent, pointing to a slower pace of homes going under contract.

Contract activity has softened even as supply has grown, and months of supply has surged by more than triple compared with a year earlier to about five and a half months. Homes now take a median of 88 days to sell, a sharp increase from a year ago that signals buyers have more time and options.

Prices are adjusting to these conditions. The typical home value is down slightly year over year, while the median list price is up double digits, suggesting some sellers are still testing higher asking prices even as the average sale-to-list ratio has edged down to just under 98 percent. No recent sales closed above list price, which reinforces the idea that buyers have gained leverage.
