Inventory in Mohave Valley has expanded in this rolling three-month view, with active listings up sharply from a year ago. New listings have also edged higher year over year, giving buyers more options than they had last summer. At the same time, contract activity is surging, as homes sold and pending sales have both more than tripled compared with a year ago.
Pricing is responding to this stronger demand, with the typical home value up nearly 30 percent from a year earlier in the latest three-month window. Median list prices are slightly lower than a year ago, which suggests sellers may be pricing more realistically to attract offers despite the gains in closed-sale values. Homes are taking about two months to sell on average, similar to last year but longer than some earlier periods, even as months of supply has dropped into clear seller’s market territory.

A noticeable share of properties still goes under contract within two weeks, indicating that well-priced homes can move quickly.
