Inventory in San Jose has expanded on a rolling three-month view, with active listings up nearly 10% year over year while months of supply has risen sharply by more than 60%. At the same time, contract activity is slightly softer, as homes sold are roughly flat year over year and pending sales are down about 6%.
Pricing is easing in response to this added supply, with the typical home value down about 5% from a year ago and the median list price edging slightly lower as well. Even with that cooling, sellers still retain some leverage, as properties are moving in a median of 22 days, only about two days slower than a year earlier.
Negotiation dynamics are shifting too, with the share of homes selling above list price slipping to about 43% and the average sale-to-list ratio hovering just over 101%, both a bit lower than last year.
