Over the latest rolling three-month period ending in April 2026, Mid-City shows mixed year-over-year pricing trends. Typical home values are down about 15 percent from a year ago, while the median list price has moved roughly 7 percent higher. At the same time, homes sold have surged by nearly 60 percent year over year, signaling a notable pickup in closed activity.

Inventory and pace are also shifting in this rolling three-month window. Active listings are up about 8 percent from last year, yet months of supply has fallen sharply to around 4.1 months, down significantly from prior levels, pointing to tighter conditions despite more homes on the market. Buyer demand appears stronger as pending sales have climbed more than 40 percent year over year, and the share of homes selling above list price has risen to nearly 47 percent.

Current conditions show homes typically spending about 47 days on the market, much faster than a year ago and down substantially from March, when the median was 80 days. The average sale-to-list price ratio now hovers just above 100 percent, reinforcing that many sellers are achieving prices at or slightly above their asking numbers. With 150 active listings and 69 new listings entering the market over this period, both opportunities and trade-offs are becoming more nuanced for participants.
