Inventory in Mid-Wilshire has expanded in this rolling three-month view, with active listings up nearly 12% year over year to 157 and months of supply nearly doubling the broader Los Angeles level at 9.5 months. Even with more choices, contract activity shows mixed momentum, as homes sold are down about 25% from a year ago while pending sales are only slightly lower.

Pricing has moved higher despite the softer closed sales count, with the typical home value rising about 15% year over year to roughly $1.8 million. At the same time, sellers have been adjusting expectations, as the median list price is down about 12% from a year earlier even though the average sale-to-list ratio is still close to 99% and about 27% of recent sales closed above asking.

From a timing standpoint, homes are taking longer to move than in much of Los Angeles, with a median of 51 days on market and a high level of supply signaling that buyers can weigh options carefully. Sellers, however, still see clear opportunities, given stronger values over the past year and a meaningful share of properties selling at or above list.
