Inventory and contract activity in Pacific Palisades are moving in different directions in this rolling three-month view. Active listings have climbed more than 50 percent year over year to about 219 homes, while new listings are also higher than a year ago. Even with more options, homes sold and pending sales have surged by well over 100 percent compared with last year, signaling strong buyer follow-through.

Pricing has adjusted downward as this activity has shifted. The typical home value over the latest three months is down sharply from a year ago, and the median list price has fallen nearly a third year over year as sellers reset expectations. Homes are taking longer to sell than the broader Los Angeles market, with a median of 49 days on market, and only about one in five properties are closing above list price.

Supply conditions point to a slower, more negotiating-friendly environment despite the official seller’s market label. Months of supply is now around 7.4 months, notably higher than Los Angeles overall, which generally gives buyers more leverage and room to be selective. At the same time, a sale-to-list ratio near 96 percent shows sellers are still achieving prices close to asking when homes do trade.
