Year over year, Venice’s rolling three-month typical home value has dipped modestly while still sitting well above the broader Los Angeles market. Compared with the citywide median sale price, homes in this neighborhood command a significantly higher price point, underscoring its premium position even amid softer values.

In the latest rolling period through May 2026, inventory has edged up, with active listings slightly higher than a year ago and months of supply rising to 7.3. Faster movement is evident too, as median days on market have dropped sharply compared with last year, suggesting that appropriately priced homes are finding buyers more quickly.

Buyer and seller activity looks mixed, with homes sold holding close to last year’s pace while pending sales have eased a bit on a year-over-year basis.
