Pacific Beach is seeing a steady flow of homes, with 78 properties on the market and 96 new listings in February 2026. Contract activity is solid but softer than last year, with 69 pending sales and a year-over-year decline of 10.39 percent alongside 20 percent month-over-month growth in inventory.
Prices are reacting to this balance of buyers and sellers, as the typical home value sits around $1,430,000 and the median list price is about $1,535,000. Homes are taking longer to sell, with the median days on market at 42.5 days, up 3.66 percent month over month and 77.08 percent compared with a year ago.
Compared with the broader San Diego market, where the typical home value is closer to $930,000 and has slipped 3.53 percent year over year, Pacific Beach values have climbed 9.79 percent in that time and 2.73 percent just since last month.
