San Marino’s rolling three-month data through September 2026 shows prices pushing higher compared with last year. The typical home value is up more than 20 percent year over year, while median list prices have climbed by just over 10 percent. At the same time, homes are selling faster than a year ago, with median days on market dropping from about 40 days to 29.
Conditions on the ground reflect fewer sales moving through the pipeline even as prices rise. Homes sold over the period fell nearly 28 percent from a year earlier, and pending sales dropped almost 39 percent, pointing to softer transaction volume. Inventory has also tightened from last year, with active listings down about 13 percent, yet months of supply has increased from under two months to just over four, giving buyers somewhat more breathing room than before.
Even with that added supply, competition for well-priced homes remains noticeable. Nearly 63 percent of recent sales closed above list price, and sellers on average received about 106 percent of their asking price, both slightly higher than a year ago.
