Over the latest rolling three-month period ending in April 2026, El Monte home values are up modestly from a year ago, with the typical home value rising about 5 percent. Listing prices have grown at a similar pace, increasing a little more than 5 percent year over year. Sales activity has also picked up compared with last year, with homes sold over this three-month stretch increasing nearly 8 percent.

Current conditions show a busier market with more options than a year ago. Active listings are up about 13 percent year over year to 199 homes, while new listings have grown a bit more than 6 percent, indicating more owners are testing the market. Even with this increase in inventory, the months of supply sits at 3.2, only slightly lower than a year ago, which is consistent with a seller-leaning environment.

Buyer behavior has shifted notably, with just about one-third of recent sales closing above list price, down from a much higher share last year, and the average sale-to-list ratio hovering near 101 percent. Homes are taking longer to sell, with the median days on market near 50 days in the latest period, much higher than a year ago, giving buyers a bit more time to make decisions. At the same time, 29 percent of homes still go off the market within two weeks, showing that well-priced properties can move quickly.
