El Monte’s rolling three-month numbers show a market that has cooled from last year while staying active. Typical home values are down slightly year over year, off about 2 percent, and median list prices are also marginally lower. Seller leverage has eased from the frenzied conditions of recent years. Only about 30 percent of homes sold above list in the current three-month view, down notably from the majority of sales closing over asking in 2023 and early 2024, and the average sale-to-list ratio now hovers just above 100 percent.
