November’s finalized data reported the typical value of a home in the neighborhood to be $1,180,000—up 37.21% over the previous 12 months. For comparison, city-level data pegged home values at $1,975,000 in Santa Barbara for the most recent reporting period. That number is expected to float around $2,056,250 in December.

Hidden Valley had 5 new listings and 6 listings that went under contract in November, decreasing the area’s total available inventory to 3—down 40.0% from the previous month. Inventory is projected to have further decreased in December.
