Inventory in El Paso County has edged up recently, with about 5,490 active listings in May and a modest month-over-month increase. Even with this bump, months of supply has tightened to 3.4, below the 4 months seen statewide in Colorado, suggesting conditions still lean toward sellers.

Contract activity shows mixed signals, as homes sold climbed more than 15 percent from April and are up over 11 percent from a year ago, yet pending sales have dropped sharply year over year. New listings are also down more than 10 percent compared with last May, which helps explain why available supply is not expanding more quickly.

Pricing is adjusting within this backdrop, with the typical home value around $478,565, essentially flat compared with a year ago despite the recent monthly increase. Homes are moving faster than earlier in the year, with median days on market down from 63 in March to 41 in May, and just over 20 percent of sales closing above list price while the average sale-to-list ratio hovers near 99 percent.
