June’s finalized data reported the typical value of a home in the city to be $162,500—up 8.33% over the previous 12 months. For comparison, county-level data pegged home values at $320,000 in Charlotte County for the most recent reporting period. That number is expected to float around $322,500 in July.

Charlotte Harbor had 7 new listings and 4 listings that went under contract in June, decreasing the area’s total available inventory to 65—down 8.45% from the previous month. Inventory is projected to have further decreased in July.

Of those 65 active listings, 24.62% reduced their price in the month of June. The median listing price for homes in Charlotte Harbor grew 33.72% from May to June, bringing the current median listing price to $174,440. Based on projected data for July, listing prices may continue to grow.
