Inventory in South Beach has tightened in this rolling three-month view, with active listings down nearly 30% from a year ago and new listings falling more than 40%. Contract activity has shifted as well, as homes sold are up about 80% year over year even while pending sales are only up a little over 25%, suggesting more deals are making it to the finish line.

Price trends show mixed signals, with the typical home value up roughly 15% from a year earlier but the median list price down by more than a third. Buyers are gaining some leverage, as the average sale-to-list price ratio sits around 94% and only about 4% of homes are closing above the asking price.

Time on market has lengthened significantly, with the median days on market rising to about 135 days in this period. Even so, months of supply has dropped to just over three months, and the market is still classified as a seller’s market overall.
