Year over year, Seminole County home values have edged down about 3.6 percent even as Florida overall has inched up nearly 0.9 percent. Inventory has tightened sharply with a drop of about 19.3 percent compared to last year, and both new listings and pending sales are down just over 20 percent.
In February 2026, the typical home value stood around $400,000, with a median list price close to $399,900 and a market gauge reading that still points to a seller’s market. Homes spent a median of 56 days on the market, which is roughly 30 percent longer than a year ago but down about 11 percent from the prior month, and about 31.8 percent of listings saw a price cut.
Looking ahead to March 2026, typical values are projected to tick up slightly to about $402,502 even as the projected median list price dips to roughly $392,350 and inventory eases to around 1,388 homes. With only 3.7 months of supply, an average sale-to-list ratio near 97.4 percent, and about 16 percent of homes selling above asking, local dynamics can feel different from the broader Florida market where typical values are nearer $413,200.
