Seminole County’s housing market is showing steady year-over-year growth, with typical home values up slightly by just under 1 percent and median list prices edging higher by a similar rate compared with last June. Sales activity has picked up more noticeably, as homes sold are up about 10 percent year over year even while active listings are down roughly 9 percent, indicating stronger demand relative to supply.
In the latest June 2026 snapshot, the typical home value and median list price are closely aligned at around $424,000, suggesting sellers are pricing near where buyers are ultimately closing. Inventory sits at 2,310 active listings and about 2.7 months of supply, which keeps conditions tilted toward sellers even though the broader Florida market carries about 5.2 months of supply.
Buyer activity has strengthened recently, with pending sales climbing more than 11 percent from May to June and nearly 700 homes going under contract.
