Year-over-year, Seminole County’s typical home value in April 2026 was almost flat, edging up less than 1 percent while the median list price dipped slightly by about 1 percent. Compared with the broader Florida market, local values still sit above the state’s typical sale price, suggesting buyers here face somewhat higher price points than the state overall.

Activity has picked up recently, with homes sold rising nearly 9 percent from March and about 5 percent from last year, and pending sales showing a similar month-over-month jump. At the same time, active listings are down almost 10 percent from a year ago while months of supply has fallen sharply over the year to 2.9 months, reinforcing Seminole County’s position as a seller’s market.

Conditions on the ground show homes moving more quickly and negotiating room tightening. The median days on market dropped from 37 in March to 26 in April, and roughly one in eight homes sold above list price with an average sale-to-list ratio near 97 percent, signaling that well-priced properties still attract solid offers.
