Cosidering the market conditions and how long we are in the market, we got a decent offer if not good, however on top of that buyers were requesting for more fixes based on inspection. The typical home value in The Villages is projected to be $349,850 for the month of November. October’s finalized data reported the typical value of a home in the city to be $359,900—down 5.04% over the previous 12 months. For comparison, county-level data pegged home values at $350,000 in Sumter County for the most recent reporting period. That number is expected to float around $350,250 in November.
The Villages had 138 new listings and 132 listings that went under contract in October, decreasing the area’s total available inventory to 426—down 4.27% from the previous month. Inventory is projected to have further decreased in November.
Of those 426 active listings, 43.9% reduced their price in the month of October. The median listing price for homes in The Villages grew 4.66% from September to October, bringing the current median listing price to $379,900. Based on projected data for November, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In October 2025, the median time for a listed property to go pending was 58 days, compared to 72 days in October 2024. In recent months the median number of days from listed to pending appears to be decreasing. That trend is predicted to have carried through to this November.
