September’s finalized data reported the typical value of a home in the city to be $930,000—down 6.53% over the previous 12 months. For comparison, county-level data pegged home values at $483,000 in St. Johns County for the most recent reporting period. That number is expected to float around $485,130 in October.

Sawgrass had 9 new listings and 9 listings that went under contract in September, decreasing the area’s total available inventory to 59—down 15.71% from the previous month. Inventory is projected to have further decreased in October.

Of those 59 active listings, 45.76% reduced their price in the month of September. The median listing price for homes in Sawgrass fell 19.22% from August to September, bringing the current median listing price to $649,900. Based on projected data for October, listing prices may continue to fall.
