February’s finalized data reported the typical value of a home in the city to be $707,500—down 8.5% over the previous 12 months. For comparison, county-level data pegged home values at $508,540 in Nassau County for the most recent reporting period. That number is expected to float around $509,310 in March.

Fernandina Beach had 60 new listings and 40 listings that went under contract in February, increasing the area’s total available inventory to 182—up 8.98% from the previous month. Inventory is projected to have further increased in March.

Of those 182 active listings, 19.78% reduced their price in the month of February. The median listing price for homes in Fernandina Beach fell 7.36% from January to February, bringing the current median listing price to $699,000. Based on projected data for March, listing prices may continue to fall.
