Jacksonville Beach is currently tilted toward sellers, with the market gauge at 42 indicating they still hold a modest advantage. Even so, conditions show some balance, as rising inventory and longer selling times are giving buyers more room to negotiate.
Home values have been adjusting, with the typical home value at about $607,500, down 15.63% from last year and 5.08% from the prior month. List prices are edging down more gently, with the median at $689,000 in March 2026, about 1.36% lower than the previous month and projected to dip slightly to $684,250 in April.
On-the-ground activity highlights the shift, with 207 homes on the market in March, up 8.95% month over month but still almost 31.91% lower than a year ago, and supply sitting at 4.7 months. Homes are taking longer to sell at a median of 114 days, up 11.76% month over month, while about 32% of listings saw price drops and only 11.36% of sales closed above list, even as pending sales rose 16.67% year over year and new listings fell 26.8%.
