Active listings are down sharply from last year, falling by double digits and tightening the choices for shoppers. Even with fewer options, homes sold have increased compared with a year ago, showing that buyers are still active.

In the latest monthly snapshot for May 2026, the typical home value sits in the high $300,000s, with the median list price just slightly higher. Homes are taking about 53 days to go under contract, and months of supply has eased to a little over four months, lining up with the area’s neutral market reading.

Sales activity has picked up month over month, with homes sold rising nearly 10 percent since April, even as new listings and pending sales have both dipped. Only a modest share of properties are closing above list price, and the average sale-to-list ratio sits just under 97 percent, suggesting buyers still have some room to negotiate. Compared with the state overall, Volusia County shows tighter inventory but a similar balance between buyers and sellers.
