Inventory in Aiea held steady in March 2026, with 49 homes for sale and 13 new listings coming to market. Contract activity matched new supply, as 13 properties went under contract, while months of supply hovered at 5.4, pointing to a market that still leans toward sellers despite some balance.
Pricing is adjusting after a period of sharp growth, with the typical home value at about $1,180,000, more than double year over year at 114.55 percent. Median list prices moved the other way, dropping to $635,000 and falling 28.85 percent from the prior month, while about 12 percent of listings saw a price reduction and homes sold for roughly 95.0 percent of asking on average.
Time on market offers a mixed signal, as homes took a median of 83 days to go under contract, down more than 35 percent from last month but still up 56.6 percent compared with a year ago. A share of 22 percent of recent sales closed above list price, and local values remain higher than the broader Honolulu County, where the typical home value is $720,000. Projections point to a possible rise in Aiea’s typical home value to about $1,508,750 next month, even as projected list prices ease to roughly $506,250 and inventory holds near 49 homes.
