Kaneohe home values have dipped slightly over the past year, down about 1.0 percent even as nearby Honolulu County edged up roughly 1.5 percent. At the same time, typical values in Kaneohe, currently around $950,000, sit well above the county’s $700,000 level. Buyers have also seen inventory tighten significantly year over year, falling more than 28 percent.
In February 2026, sellers listed homes at a median price just under $1,050,000, and values jumped more than 13 percent from the prior month.
