Makaha Valley’s rolling three-month data through May 2026 shows sharp year-over-year shifts. The typical home value is up dramatically compared with a year ago, rising nearly 185 percent. At the same time, the share of homes selling above list has fallen to zero from last year’s levels.
Current activity highlights a slow pace of sales but a deep pool of listings. Only one home sold in this rolling period, down more than 90 percent from a year earlier, while active listings have climbed over 50 percent to 12 properties. Months of supply has expanded to about 32 months, up steeply from a year ago and reinforcing Makaha Valley’s status as a clear buyer’s market.
Pricing trends show a mixed picture for sellers. The median list price is essentially flat year over year, while the average sale-to-list ratio has slipped almost 10 percent from last year even after a recent month-to-month bump. Homes are taking significantly longer to sell, with median days on market up about 25 percent to just over 400 days in this three-month window. With new listings up more than fivefold and pending sales roughly doubling year over year, conditions can be complex to interpret.
