Boone County home values held mostly steady over the past year, with the typical home value edging down less than 1% while prices statewide rose. Listing prices moved in the opposite direction, climbing more than 7% year over year. Compared with Indiana as a whole, Boone County’s typical sale price of about $413,000 sits well above the state’s roughly $280,000 level.

In the latest month of May 2026, homes sold quickly with a median of just 19 days on the market, down sharply from April. Inventory tightened as months of supply slipped to 1.2, about half of Indiana’s 2.5 months, reinforcing the county’s seller’s market designation.

Buyer activity has been strong, with homes sold up nearly 35% from a year ago even as new listings fell about 12%, creating more competition for available properties. Only about one in five sales closed above list price and the average sale-to-list ratio hovered just under 99%, suggesting sellers still have an edge but bidding wars are not universal. Active listings are down roughly 11% year over year, adding to the pressure on motivated buyers.
